About Stockton

Stockton is uniquely situated 1 km north of the CBD, across Newcastle Harbour. Bordered by sand dunes to the north, the Tasman Sea to the east, Newcastle Harbour to the south and the Hunter River to the west, Stockton is isolated on a peninsular, connected to the rest of Newcastle by Stockton Bridge and a passenger ferry service.

One of the city’s oldest suburbs, Stockton is emerging from its industrial past and growing in popularity. Home to just over 4,300 people, Stockton is still a relatively affordable inner city suburb. 65% of residents fully own or are paying off their homes and the suburb is most popular with those over 45, who make up 44% of Stockton’s population.

Detached houses represent 90% of all residences in Stockton, resulting to a lack of data for units in the suburb.  However, houses in Stockton present a strong investment opportunity for investors. Growth in the last 12 months has risen to 17.19% for houses across the suburb. Long term growth is also positive, at 6.76%.

Tips for Selling Real Estate in Stockton

Reduce maintenance and improve accessibility

Stockton is home to an older demographic and continues to be a desirable location to relax and retire. Appeal to this market by ensuring your home is as accessible as possible. Identify and rectify trip and falls hazards. Introduce smart features into your home, such as automated watering systems, to make life as convenient as possible for prospective buyers. Ensure gardens and lawns are presentable and easy to maintain too, to encourage a quick sale.

Embrace the country feeling

Stockton’s relative isolation means it seems more like a small town than an inner city suburb. This sets it apart and can be a big selling point when appealing to buyers. Work on highlighting period features in your home and create an inviting entrance to your property. Use plants and flowers throughout your home to bring the outside in. Stick to classic furniture pieces and ensure there is a homely feel to your property, to give that comforting country feel.

Sell the aquatic life

With water on three sides of the peninsula, it’s a safe bet that most buyers will want to make the most of the aquatic lifestyle offered in Stockton. Use this to your advantage. Highlight storage places for boats, trailers and kayaks or create them if you don’t already have them. Leave fishing gear on the front verandah or by the back door to appeal to aspiring anglers. Use a surfboard as a feature in your backyard and even consider installing an outdoor shower.
